We maintain high standards for our shared living environments to ensure every resident enjoys a peaceful, respectful, and clean home. There are minimum employment and income requirements, and applicants must submit to a background check, which includes credit, employment and a criminal history check. Applicants are required to disclose any criminal convictions at the time of application since this is an owner-occupied space.

Shared living works best when everyone contributes positively. We’re looking for the right individual, not just anyone with rent money. Anyone who has worked in a team knows how one person can affect the group’s morale — the same is true in a home. That’s why we prioritize individuals who bring compatibility, accountability, and respect to the space.

Residents are expected to uphold both cleanliness and quiet hours to ensure comfort for all.

Requirements

  • Submit to a background check and financial assessment
  • Pay first month’s rent in full
  • Pay last month’s rent in full
  • Pay a damage deposit, amount determined by background results

A Sample of the House Rules

These are general expectations; a full list is provided in the lease agreement.

  • Be respectful. This is the most important rule.
  • Communicate clearly. Don’t assume — ask questions, ask permission, and discuss concerns.
  • Value trust. Respect for others includes keeping confidence and maintaining trust.
  • Honor quiet hours. Housemates may have different work schedules, so quiet times are mandatory.
  • Use utilities responsibly. Electricity and water costs are shared evenly among residents.
  • Clean as you go. Always leave the sink, stovetop, and counters clean after use. If something’s full or messy — fix it. Cleaning supplies are always available.
  • Follow the cleaning schedule. Residents rotate weekly duties for the kitchen, bathroom, and common areas.
  • Avoid violations. Repeated failure to follow house rules can result in lease violations or termination of tenancy.

Utilities are split evenly among all occupants and typically average around $120/month, fluctuating by season.


This is an informal summary of expectations. A formal lease agreement and detailed house rules will be provided for review and signature before move-in.
